In 2020, the Borough designated the Property an Area in Need of Redevelopment. A Redevelopment Plan has yet to be prepared or adopted to date, which provides optionality for future uses and site plan design. The site is currently zoned C-1 (permitted uses include offices, laboratories and manufacturing) and improved with two one-story industrial buildings at 50 Hanover Road and a one-story office/lab building at 60 Hanover Road. In the vicinity of the Property, there have been a number of developments over the last two decades located within the C-1 zone that have been successful in getting approvals for alternative uses such as multifamily, active-adult, a fitness center, among others. 

The Property has been issued an ISRA Entire Site Unrestricted Use Response Action Outcome (U-RAO). A U-RAO is issued for properties that do not require engineering or institutional controls and means that the subject property can be developed without any environmental restrictions.

The Florham Park Redevelopment Site is being offered unpriced, and bids will be accepted on an AS-IS and SUBJECT TO APPROVALS basis. A call for offers will be established at a later date to be announced.
